This course is designed to meet the 30 hours required by the Appraiser Qualifications Board for Qualifying Education for General Certified Appraisers.

The General Appraiser Sales Comparison Approach is an in-depth look at this valuation method for non-residential properties.  The course examines the sales comparison approach with an emphasis on research methods, appropriate selection of comparable sales, and importance of verification.

The course covers definitions and concepts, techniques used to gather and verify data,  the elements of comparability, the analysis of comparable sales, paired sales techniques, derivation and sequence of adjustments, analysis of properties with multiple land types, reconciliation, and case studies.  It also covers ways to sort and analyze data and effectively and  apply statistical analysis tools.

The analysis of comparable  sales using units and elements of comparison is approached through extensive practice problems, case studies, and lecture.  Periodic quizzes interspersed throughout the course will test your knowledge of the material, and at the conclusion of the course there is a required three-hour proctored examination that must be taken in a monitored classroom setting.

Jeffrey Beal, CSA-G has more than 30 years of experience in multiple phases of the real estate industry and has been a licensed Certified General Appraiser since 1992. He has consulted and testified as an expert in local, state and federal cases in all types of matters related to a wide variety of real property or interests in same were there is an issue of valuation, loss in value or of damages. 

He is a NYS Department of Transportation approved appraiser, as well as being a New York State approved real estate appraisal, real estate instructor and trainee supervisor. He is also certified by the Appraisal Foundation to teach the National Uniform Standards of Professional Appraisal Practice nationwide. 

He is an practicing Small Claims Assessment Review Hearing Officer and also on the New York State Court System Part 36 list as an approved appraiser. In addition he is a Regional Advisor to the Department of State.

Jeffrey J. Beal is a a past President and designated member of the Columbia Society of Real Estate Appraisers and holds its CSA-G designation. He is a practicing affiliate member of the Appraisal Institute,a past President of the New York Condemnation Conference and a member of the Real Estate Board of New York.
