General Appraiser Income Approach Manhattan Jeff Beal 37.5hr
This course is designed to meet the 30 hours required by the Appraiser Qualifications Board for Qualifying Education for General Certified Appraisers.

The General Appraiser Income Approach is an in-depth look at this valuation method for non-residential properties.  Topics covered include, the basic principles underlying the Income Approach; the time value of money and the use of the  six functions of a dollar in developing the various income components; the analysis of  the economic and operational characteristics of leases for a variety of property types; the development, analysis and forecasting of the various sources of income and types of expenses associated with commercial real estate; the types and causes of vacancy and their impact on value culminating with the reconstruction of Income and Expenses Statements necessary to  develop the different types of values.

Class room sessions blend theory and practice to engage students. The concepts are reinforced through classroom discussion, drill problems and cases.   By successfully completing the course and exam, you will have met the states’ education requirements in the content area identified as general appraiser Income Approach Part I.  There is no exam for this course.  The exam is given at the end of Part II.

The School does not provide a Text Book.  Students will have to purchase on their own Capitalization Theory and Techniques Study Guide  by Charles B. Akerson.  It can be purchased on line from the Appraisal Institute. This book will also be used in Part II

Jeffrey Beal, CSA-G has more than 30 years of experience in multiple phases of the real estate industry and has been a licensed Certified General Appraiser since 1992. He has consulted and testified as an expert in local, state and federal cases in all types of matters related to a wide variety of real property or interests in same were there is an issue of valuation, loss in value or of damages. 

He is a NYS Department of Transportation approved appraiser, as well as being a New York State approved real estate appraisal, real estate instructor and trainee supervisor. He is also certified by the Appraisal Foundation to teach the National Uniform Standards of Professional Appraisal Practice nationwide. 

He is an practicing Small Claims Assessment Review Hearing Officer and also on the New York State Court System Part 36 list as an approved appraiser. In addition he is a Regional Advisor to the Department of State.

Jeffrey J. Beal is a a past President and designated member of the Columbia Society of Real Estate Appraisers and holds its CSA-G designation. He is a practicing affiliate member of the Appraisal Institute,a past President of the New York Condemnation Conference and a member of the Real Estate Board of New York.
