This course is designed to meet the 15 hours elective required by the Appraiser Qualifications Board for Qualifying Education for General Certified Appraisers


You will learn the basic functions of one of the essential tools for real estate professionals. The course will cover the  six functions of the dollar, essential time value of money calculations, mortgage  as well as cash flow calculations. Through clear step-by-step examples and hands-on real estate applications you will develop an understanding of the reasoning and techniques used to solve both simple and complex investment equations.


The course will cover the features of the HP12c to include, Reverse Polish Notation, calculations combining arithmetic functions, using chain calculations, the functionality of stack registers, the purpose of prefix keys, storage and recall functions and the financial register keys.


You will learn to calculate; loan value; debt coverage ratio; nominal stated rate versus annual percentage yield; loan amortization, including principal, interest, and balloon payment; market value versus face value of a note (loan); real estate as an investment; the precepts of time value of money; discounting net operating incomes (IO) and future resale value to a present investment value; investment criteria using internal rate of return (IRR) and net present value (NPV); levered and un-levered investments (positive, negative leverage); IRR to the equity position; face rent versus effective rent; and statistical topics including mean, median, and standard deviation.


Class room sessions blend theory and practice to engage students. The concepts are reinforced through classroom discussion, drill problems and periodic diagnostics.   By successfully completing the course and exam, you will have met the states’ education requirements in the content area identified.

Jeffrey Beal, CSA-G has more than 30 years of experience in multiple phases of the real estate industry and has been a licensed Certified General Appraiser since 1992. He has consulted and testified as an expert in local, state and federal cases in all types of matters related to a wide variety of real property or interests in same were there is an issue of valuation, loss in value or of damages. 

He is a NYS Department of Transportation approved appraiser, as well as being a New York State approved real estate appraisal, real estate instructor and trainee supervisor. He is also certified by the Appraisal Foundation to teach the National Uniform Standards of Professional Appraisal Practice nationwide. 

He is an practicing Small Claims Assessment Review Hearing Officer and also on the New York State Court System Part 36 list as an approved appraiser. In addition he is a Regional Advisor to the Department of State.

Jeffrey J. Beal is a a past President and designated member of the Columbia Society of Real Estate Appraisers and holds its CSA-G designation. He is a practicing affiliate member of the Appraisal Institute,a past President of the New York Condemnation Conference and a member of the Real Estate Board of New York.
